“Colina Lac” Residential Complex”
The “Colina Lac” residential complex, currently under construction, is the vanguard of a large-scale development. The 112 units, spread across 47 buildings, offer future owners iterations of a lifestyle that combines the joy of living in a community – whether in “row houses”, corner houses, or apartments in small collective units. The 112 units are realised through iterations of 11 housing typologies – whether houses (9 typologies) or apartments (2 typologies). Of the 32 apartments, 16 are located on the ground floor of the buildings and have their own gardens, while 16 have generous terraces. The integration of outdoor spaces – that place under the open sky, for each family and owner, was a key element in the configuration of the complex.
It is important to bear in mind that Stage 1 – the construction of 112 units – represents only the beginning of an extensive development, which will have another 9 stages in the coming years. These include: the construction of the promenade along the lake, the neighbourhood club where the community will gather depending on events, a school, a kindergarten and a sports field, all of which will also be open to the general public towards National Road 1 (DN1), where buildings will grow towards the typology of tall collective housing (P+7-P+9), a hotel and a commercial esplanade.
Colina Lake is, at this moment, a window opening onto a created micro-universe currently in progress and actively outlining the next stages.
The essential element is to achieve a design that relates to human-scale needs, prioritising pedestrian circulation through the neighbourhood, with vehicles having designated spaces that do not disrupt the appearance of a tranquil town, typical of peri-urban areas.
Compared to the directions of recent years, the houses proposed in the Colina Lac area meet the needs of the users - an oasis of cleanliness, peace and greenery, where you can still see children playing peacefully in the street or in the neighbourhood park, where the community gathers around the Christmas tree or celebrates birthdays with a picnic in the specially designed picnic area dedicated for such events.
The architectural aspect is a clean one, with simple and clear lines, confident strokes, and restrained but defined accents, which lend a unique character – exposed brick being a leitmotif that aesthetically links the entire ensemble. Although the proposed alternation between modules was conceived in such a way as to avoid the repetitive look of houses in a row, a series of common elements – such as the pitched roofs, full-height windows with a 0.00m parapet, loggias and balconies, which are carved into the basic volumes of the buildings – are realised using a common architectural language, creating an orderly appearance.
The complex is served by complementary infrastructure works – an access road, a deep well for water capture, a wastewater treatment plant located at an optimal distance from the dwellings, and its own rainwater collection and filtration system.
The development resulting from the 112 residential units is served by a 720.00 sq m park, equipped with a children's playground and community space.
In future stages, newly developed enclaves will be served by pedestrian spaces linking a network of green pockets, of varying sizes and themes, so that any resident in the community can quickly reach, on foot, the future promenade along the lake, which will represent the main attraction and recreational area of the neighbourhood. The concept and coordination of the ongoing urban planning project remains the responsibility of Quadratum Architecture, which, through its multi-disciplinary team, is crystallising the next stages.
